<p>You've looked up the information on thousands of apartments in catalogs and online. You've located the pictures, floor plans, maps, amenities, and details of the places you're interested in. You've compiled the data for 10 communities to finally narrow the field and now comes...The phone call. </p>
<p>The dreaded phone call to find out about specific rental rates and to address all of those "call for specials" that you've gathered. <<span id="more-210"></span>br /></p>

<p>The key to success is in the phone call. The amateur apartment shopper begins the call cold, unprepared, fidgety, and nervous. "Do you have a one bedroom?" or "How much is your two-bedroom?" Apartment Home Living is here to help you be successful at finding the right apartment home by knowing what to ask.</p>
<p><b>Question 1: What size and when?</b> </p>
<p>Begin the questioning any way you like, but your most important question is do they have the apartment you're interested in available at your target move-in date.</p>
<p>It's a common misconception that apartments are simply sitting empty, waiting on you to show up to lease them. This is frequently untrue.  To work out for you, the community must have the apartment you want in the timeframe you need to move. If it isn't available, unless you have some move-in date flexibility, you should go on to your next call. </p>
<p><b>Question 2: Do they take Fluffy?</b></p>
<p>If you have a pet, this question is as serious as a parent asking if this community will take their child. (By the way, all apartment communities will ALWAYS take actual children. Those little balls of energy are protected under the Fair Housing Act).  </p>
<p>Unfortunately though, Fluffy isn't protected under any laws and it's completely up to the community if they'll accept your dog, cat, sugar glider, or monkey. They set the rules regarding pets.</p>
<p>They also set the price to pay for the opportunity to keep your child-pet. Don't choke if it's over $300 per pet plus monthly pet rent. That can be a starting point for some properties. So be sure to check and see if you'll be bringing Spot, then see if someone's going to have to "spot" you some cash to pay the fees.   </p>
<p><b>Question 3: What's the #1 reason people love to live here?</b></p>
<p>This is the best and most straight forward way to find out what makes a community special. Is it the walking trail behind the property? The social atmosphere? The famous pork roast every July? </p>
<p>This question can be a key in setting one apartment community apart from another. The answer may be something that really peaks your interest or may unlock hidden potential in a place you wouldn't be able to see from a picture or driving-by. </p>
<p><b>Question 4:  How much?</b></p>
<p>Initially, it's human nature to stop listening if we hear the price is remotely out of our budget. And yet, seeing an awesome apartment in person may actually sway us that it's worth the extra cost. </p>
<p>Think about this: Have you bought a car that was more than you set out to spend? Have you paid more for that purse you just had to have (but didn't know you had to have it until you saw it)? Gone on a vacation where you blew your budget? </p>
<p>Was it worth it? Nine times out of 10...Absolutely. So give cost an open mind before you say no to a place for breaking the bank. You might find it's perfect in the end and well worth it. </p>
<p><b>Question 5: Do I qualify?</b></p>
<p>Asking the price question and overshooting your budget goals won't matter if you don't qualify for the apartment anyway. </p>
<p>What is the general qualifying criteria? Making about 3x the rent, having a clean criminal record (no felonies or crimes against persons), and no prior evictions. </p>
<p>What do you do if you don't meet their criteria? You could keep looking for a place with less strict qualification restrictions or take the gamble of losing your application fee and/or deposit just to see if you qualify anyway.  </p>
<p><b>Question 6: Do you have any specials?</b></p>
<p>Specials can change from day-to-day, so make sure to ask this question close to last. Remember to keep in mind that some of the best communities don't have the best specials because they don't need them. They're special just for being so awesome. </p>
<p><b>Question 7: Can I set an appointment to come in?</b></p>
<p>Don't you still need to visit to make the final judgement call? Yes you do.</p>
<p>At the end of all the other questions, if you're still interested, ask to set an appointment to come in and take a tour.  Seeing your possible new digs in person more than likely will be the best way to make a decision.</p>

<p>I have a cell phone ringtone question...PLEASE HELP!!!? ITS URGENT!!?<br />Okay.  As most everyone knows the cell phone industry is really retarded.  I just got a new phone (LG VX8300) but not a new plan and for some reason I cant access Verizon&#039;s Get it Now service on my new phone to download ringtones b/c of my plan.  Anyway my cousin told me that I could use the recorder to record a song off the radio or a CD and then set that as my ringtone.  Well, I know how to record the song but I dont know how to set it as a ringtone and my user guide says nothing about it.  How do I set a recorded song as a ringtone?  I really need to know this b/c right now I just have a plain telephone ring for my ringtone!  Thanks.</p>

<p>Fear of picking up the telephone and speaking to people is, for some, a very real phobia. So much so that the very thought of picking up a ringing phone can set off an anxiety attack, palpitations, feelings of dread and nausea etc. For this extreme phone fear there are a range of treatments available, including hypnotherapy, that can help.</p>
<p>If this is you, and you feel alone, don't! You only have to type the phrase 'phone fear' into goog<span id="more-189"></span>le to see that there are many, many sufferers. But for the home based business entrepreneur, fear of the phone is something that you will need to master if you want to make a success of your business because, unfortunately, few businesses will survive without telephone contact. Even successful sales people experience periods of phone fear. Times when it's easy to find 'other' jobs that need doing first in order to avoid picking up the phone. Filing every piece of paper on the desk, making a few lists, doing the washing/ironing/cleaning .. sound familiar?</p>
<p>So how can we overcome these fears? One of the first steps to overcoming phone fear is to understand exactly what it is that we are afraid of. Is it fear of rejection? fear of appearing pushy? fear of not knowing what to say and becoming tongue-tied and stammering? fear of someone asking us a question that we don't know the answer to? A feeling that the person on the other end just won't be interested? It may be one, or all of these, but it's important to understand your fear in order to take steps to overcome it.</p>
<p>Many years ago I had a bad stammer which became worse the more I couldn't say particular words. For me, help came in the form of a group of friends who made a game out of my stammering, each trying to guess what I was trying to say as I got more and more embarrassed. At first, I thought they were laughing at me and making fun of me, but I soon realised that they too were a little embarrassed by my discomfort and were trying to help. Over time, I learnt to laugh with them when they played the game, and the laugh brought about a release of tension that enabled me to speak properly. As I became more and more relaxed in the company of other people and more confident about myself, the stammer disappeared, but I never forgot the unconscious kindness of that group of friends.</p>
<p>To become a success in your home based business, you have to generate a confidence to others because, after all, you are trying to convince them to join your business or buy your product. If phone fear is stopping you from doing this, take some steps to enable you to relax and feel comfortable with the telephone.</p>
<p>Ask someone to help you. Prepare two or three 'opening' sentences - you will rarely need more than these - and perfect them so that you say them naturally. Try not to give your prospect the opportunity to say 'no' with a poor opening like "I wondered if you'd had a chance to look at the dvd I sent you?" - far better to say something like "I'm ringing as promised to find out what parts of the dvd you liked best." Ask your friend to be your prospect and respond to you. Role play can seem very daunting at first, but if you turn it into a silly game, it will soon have you laughing at yourself until, ultimately, you will feel more comfortable.</p>
<p>Take this one step further from the introductions, and practice some follow-on conversations. Jot down some scripts of questions and answers with your friend and go through them until you have the answers off-pat. If you need to keep your 'scripts' by your side for the 'real' phone calls, by all means do so, but try to make yourself sound natural - it's so much better for rapport-building than sounding as if you're reading from something.</p>
<p>Also, ask your current clients what they've found best about your products. Knowing what works helps you to feel confident when talking to others. Next. Allocate yourself a specific time frame - say a half-hour slot - and have a go. Try rating each conversation on a scale of 1-10 where 1 is a prospect slamming the phone down on you, and 10 is a sale. Treat it like a game and you will be less likely to be overcome by fear. You'll probably find that most scores will hover somewhere in the middle, initially at least, until you become more relaxed, more knowledgeable, and therefore more enthusiastic on the phone. Practice this again and again, and your home based business is well on the way to success.</p>
<p>Finally, learn to Listen. Try to develop the mindset that you don't have to chase the sale on every single call. Build a rapport with your prospect so that you can genuinely help them with your product or service. Be honest if it's not the right product for them. Many times I've given people advice that at first seems detrimental to my own business, but my honesty has led to 'word of mouth' referrals and repeat business.</p>
<p>Above all, the telephone is not your enemy. You are! If you want your home based business to be a success, you will need to understand this and overcome it but, in the process of learning how to overcome your phone fear, you may just realise a new found self-confidence that you didn't know you had!</p>
